Terms of Use

Welcome to Antonakis Villa! To ensure a wonderful, safe, and comfortable stay for all our guests, please carefully read and respect the following house rules. By confirming your reservation, you agree to abide by these rules.

1. Booking & Guests

The guest who makes the reservation must be at least 18 years old and is fully responsible for the entire group during the stay.
Maximum occupancy: 7 guests. This limit is strict and cannot be exceeded under any circumstances, in compliance with our operating license.
All guests (adults and children) must be declared at the time of booking. Undeclared guests will not be permitted to stay.
Visitors who are not registered guests are not allowed inside the villa or pool area without prior written approval from the host. Unauthorized visitors may result in additional charges or immediate termination of the stay.
All adult guests must provide a valid ID or passport upon arrival, as required by Greek law for guest registration.

2. Check-in & Check-out

Check-in: from 15:00 (3:00 PM)
Check-out: until 10:00 (10:00 AM)
Early check-in or late check-out may be arranged based on availability — please ask in advance.
Late check-out without prior approval will be charged €50 per hour, or the cost of one full additional night if exceeding 13:00.

3. No Parties or Events

Parties, gatherings, and events of any kind are strictly prohibited.
Quiet hours: 23:00 – 08:00. Please respect our neighbors and keep noise to a minimum during these hours.
Loud music, amplified sound, or DJ equipment are not permitted at any time.
Violation of this rule will result in immediate termination of the stay without refund.

4. No Smoking

Smoking is strictly prohibited inside the villa.
The villa is equipped with smoke detectors. Tampering with the detectors is prohibited and will result in additional charges.
Smoking is permitted only in designated outdoor areas. Please use the ashtrays provided and dispose of cigarette butts responsibly.
Violation will result in a deep-cleaning fee of €250.

5. No Pets

Pets of any kind are not allowed inside the villa or on the property, with the exception of certified service animals (please notify us in advance).

6. Pool & Jacuzzi Safety

Use of the pool and jacuzzi is entirely at the guests’ own risk. Antonakis Villa accepts no liability for accidents or injuries occurring in or around the pool area.
Children must be supervised by an adult at all times when in or near the pool. There is no lifeguard on duty.
Pool hours: 09:00 – 22:00. Please respect quiet hours after 22:00.
Glass items (glasses, bottles, etc.) are strictly prohibited in and around the pool area for safety reasons.
Diving is not permitted. The pool is not designed for diving.
Please shower before entering the pool to keep the water clean for everyone.

7. Security & Privacy

For your safety and the security of the property, the villa is equipped with exterior security cameras at the entrance and outdoor common areas. There are NO cameras in any indoor or private area.
Please always lock all doors and windows when leaving the villa.
Keys must be returned upon check-out. Lost or unreturned keys will be charged €80.

8. Care of the Property

Please treat our home with respect and care, as if it were your own.
Furniture must not be moved from its original position, especially outdoor furniture.
Any damage, breakage, or loss must be reported to the host immediately. The cost of repair or replacement will be charged to the guest.
Excessive cleaning required after departure (beyond standard cleaning) will be charged from €100 to €250 depending on the condition of the villa.
Please use air conditioning responsibly: keep doors and windows closed when the A/C is on, and turn it off when leaving the villa.

9. Cooking & Fire Safety

Cooking outdoors is permitted only in the designated BBQ area provided by the villa.
Open fires, fireworks, fire pits, lanterns, and candles are strictly prohibited anywhere on the property due to high fire risk in Rhodes.
Please ensure the BBQ is fully extinguished and cooled down after each use.

10. Waste & Recycling

Please dispose of waste in the designated bins.
Recycling bins are provided for paper, plastic, and glass. Please help us protect our beautiful island.

11. Cancellation & Date Change Policy

In case of cancellation, no monetary refund will be issued.
However, your reservation can be transferred to any other available dates within the same year, or to the same week of the following year, at no extra cost.
Your deposit is therefore always protected and usable.

12. City Tax

A city tax of €2 per night applies and is already included in the total price you pay. No additional tax will be charged upon arrival.

13. Liability & Conduct

Antonakis Villa is not liable for any loss, theft, or damage of personal belongings during the stay.
Illegal activities of any kind are strictly prohibited and will result in immediate termination of the stay and notification of the authorities.
The host reserves the right to terminate the stay without refund in case of serious violation of these house rules.
