Terms of Use

By making a booking through antonakis-hospitality.com, you agree to the following terms and conditions.
1. BOOKING & PAYMENT
1.1 The guest making the reservation must be at least 18 years old and is fully responsible for all members of the booking party.
1.2 The full booking amount is charged at the time of booking confirmation via Stripe (credit/debit card).
1.3 The Greek government Climate Resilience Tax of €2 per night is included in the total price displayed at checkout. No additional tax will be collected upon arrival.
1.4 All prices are in Euros (EUR) and include VAT where applicable.
2. CANCELLATION POLICY
2.1 GRACE PERIOD: Cancellations made within 24 hours from the moment of booking confirmation (timestamp on confirmation email) will receive a 100% refund of the deposit paid.
2.2 NON-REFUNDABLE PERIOD: All cancellations made after the 24-hour grace period are STRICTLY NON-REFUNDABLE. No refunds will be issued for any reason, including but not limited to:
- Weather conditions or natural events
- Flight cancellations or travel disruptions
- Personal illness or family emergencies
- Visa or travel document issues
- Change of plans or work commitments
- Force majeure events
2.3 NO DATE CHANGES: Booking dates cannot be modified or transferred to other dates after the 24-hour grace period has expired.
2.4 NO-SHOW: In case of no-show, the full booking amount is non- refundable and will be charged in full, including the remaining 70% balance if not already collected.
2.5 We strongly recommend purchasing comprehensive travel insurance to cover unexpected cancellations or travel disruptions.
3. CHECK-IN & CHECK-OUT
3.1 Check-in: 15:00 – 20:00.
3.2 Check-out: by 10:00.
3.3 Late check-in or early check-out arrangements may be available upon prior request and subject to availability.
3.4 Late check-out without prior approval will be charged €50 per hour, or one full additional night if exceeding 13:00.
4. HOUSE RULES
4.1 Maximum occupancy: 7 guests. This limit is strict and cannot be exceeded under any circumstances, in compliance with our operating license.
4.2 No smoking inside the property. Violation results in a €250 deep-cleaning fee.
4.3 No parties, events, or gatherings of any kind. Violation results in immediate termination of the stay without refund.
4.4 Quiet hours: 23:00 – 08:00.
4.5 No pets allowed (with the exception of certified service animals, notified in advance).
4.6 Use of pool and jacuzzi is at the guests’ own risk. Antonakis Hospitality accepts no liability for accidents or injuries.
4.7 Children must be supervised at all times in or near the pool area. There is no lifeguard on duty.
4.8 No glass items in or around the pool area.
5. DAMAGES & LIABILITY
5.1 Guests are fully responsible for any damages to the property, its contents, or its inventory during their stay.
5.2 Repair or replacement costs will be deducted from the security deposit or charged separately to the guest’s payment method.
5.3 Antonakis Hospitality is not liable for personal injury, loss of valuables, theft, or any incidents occurring during the stay.
5.4 The host reserves the right to terminate the stay without refund in case of serious violation of these terms.
6. SECURITY & PRIVACY
6.1 The villa is equipped with exterior security cameras at the entrance and outdoor common areas only. There are NO cameras in any indoor or private area.
6.2 All adult guests must provide a valid ID or passport upon arrival, as required by Greek law for guest registration.
7. GOVERNING LAW & DISPUTES
7.1 This agreement is governed by Greek law.
7.2 Any disputes arising from this agreement shall be resolved exclusively in the competent courts of Rhodes, Greece.
7.3 By making a booking, you confirm that you have read, understood, and accepted these Terms & Conditions in full.
